Suzano and Helbor enter into partnership

IPLF Holding, real estate arm of the Suzano group, and Helbor, a land developer, announced yesterday the decision of constituting a real estate company called Alden Desenvolvimento Imobiliário Ltda. Each company will have 50% of interest in the society that will have a shared management. The goal of the company will be the development of real estate undertakings, both of real estate incorporations and land developments throughout the national territory.

The approaching of the groups is old and it took place where both the companies were born: the cities of Suzano and Mogi das Cruzes. The founder of Suzano, Leon Feffer, was a friend of Hélio Borenztein, founder of Helbor, still active in the management of the company at age 72. As found out by Valor, they were partners in many projects. Three residential undertakings launched in the neighborhood of Freguesia do Ó, in a lot that belonged to the Suzano group.

But the main business between both - that would have worked as a test for the creation of the new company - is in an area of 10 million square meters, land of Fazenda Rodeio, in Mogi das Cruzes, which worked for the planting of eucalyptus. In a piece of land, bordering Rodeio, Helbor and the Suzano group carried on three real estate developments, with nearly one thousand lots, 100% sold. They also entered the Cipasa and Scopel project, two companies specialized in real estate developments. It is a medium-size, high standard project.

The farm area is under the process of environmental licensing, but the development will be the main business of Alden. The company should develop a new neighborhood in the area, with residential and commercial projects. Part of the area was donated to the AACD (Disabled Child Assistance Association), which will have its new headquarters there.
