Valor Econômico – 02/05/2009

The first Brazilian outlet mall for famous brand names, like Calvin Klein, Lacoste, Hugo Boss, Miss Sisty, Ralph Lauren, Nike and Adidas, will be open in the mid April in the same complex where the amusement parks Hopi Hari and Wet'n'Wild are being built, in Itupeva (SP), 80 kilometers from the capital of the state of São Paulo. Named Outlet Premium, the commercial center belongs to entrepreneur César Federman, who is the owner of a vast area of land, of 7 million square meters, near Campinas. The entrepreneur currently holds 70% of the interest of Outlet Premium, in which R$ 70 million (US$ 30.4 million) will be invested. General Shopping, which will be responsible for the management of the mall, entered into a partnership, one year ago, with Senpar, a Federman's group, and it owns 30% of the commercial center. "My project is to change the land (around Campinas) in a shopping of undertakings", declares Federman, whose undertaking started with the Ser'Azul Farm, with 2 million square meters. Outlet Premium is one of the anchors of his project, said Federman. The entrepreneur already has the Quality hotel, with 220 apartments, and the Serr'Azul shopping mall in the same complex. The next steps will be the construction of a residential luxury condominium, in which R$ 30 million (US$ 13 million) will be invested, and a resort with 600 rooms beside Hopi Hari. The outlet mall, which will rest on an area of 88 thousand square meters, will have 18 thousand meters of area for stores (gross area for lease - ABL, in Portuguese). The expectation is that the mall generates R$ 175.5 million (US$ 76.3 million) in sales a year to the store owners. In the list of brand names that have already rented spaces at Outlet Premium are VR, Zegna, Trosseau, M.Martan, Iódice, Track&Field and Zeferino.
