C Class demand makes real estate become rare in SP

Getting a real estate of one and two bedrooms, whether to lease or buy, in the city of São Paulo, has become an increasingly difficult task. Reasons: the increase of the income of the C and D classes, families becoming smaller and smaller and more people living alone. According to a survey of Lello Imóveis, leader in real estate management in the state, the waiting period for this kind of unit can get to four months in the capital of the state of São Paulo, which shows the strong potential of this kind of business. The consequence of the shortage is seen in the increase of the rental value. The management company says that, in the first half of this year, the average value of the rents entered into in the lease agreements between landlords and tenants was 16% higher than to the first six months of 2008.
The niche of two-bedroom properties also deserved prominence in the study made by the Association for the Sales, Purchasing, Rental, and Administration of Residential and Commercial Real Estate Companies of São Paulo (Secovi-SP). According to the entity, of the 14.4 thousand units sold, 6,288 were in this segment, which represents a share of 43.8% over the total sold in the first six months of this year. In the opinion of João Crestana, president of Secovi-SP, this trend reflects the initial results of the program "Minha Casa, Minha Vida (My House, My Life)", which allowed the entrance of people with an income from six to 10 minimum salaries into the traditional market. "Before the month of April, for a family to apply to the purchase of a real estate of R$ 90 thousand (US$ 48.7 thousand) it had to prove an income of R$ 3.3 thousand (US$ 1.78 thousand). After the launching of the program, the same family needs an income of R$ 1.850,00 (US$ 1 thousand) to acquire the same apartment", he analyses.
Bruno Carlucci, Land Developing and Marketing manager of Bueno Netto Construtora, also bets in the success of the "My House, My Life" program to increase the sales of two undertakings that, together will amount to more than a thousand units, will be launched in the second half of this year, in the neighborhoods of Barra Funda and near the Guarapiranga dam. The costs should vary from R$ 70 (US$ 38) to R$ 100 thousand (US$ 54 thousand), and seem to fit in this profile the citizen of the State of São Paulo seeks.
